This Privacy Policy (this “Policy”) explains how United Brothers Enterprises, Inc. (“United Brothers,” “UB,” “we,” “us,” or “our”), together with its affiliated operating entities UB Hospitality LLC (which operates the Comfort Inn & Suites Las Vegas–Nellis), United Hospitality LLC (which operates the Home2 Suites by Hilton Las Vegas North), and Sunset Hospitality LLC (which operates a TownePlace Suites by Marriott), collectively managed and referred to in this Policy as “UB Hospitality Group,” collects, uses, and shares information about you.
This Policy applies to our website at www.unitedbrothersnv.com (the “Site”) and to your interactions with our hotels’ sales and guest-communication channels, including telephone (voice), SMS/text message, and email — including interactions handled by our automated AI voice and messaging assistant described in Section 4 (collectively, the “Services”).
Our hotels operate under the Comfort Inn® (Choice Hotels) and the Home2 Suites by Hilton® and Spark by Hilton® (Hilton), and the TownePlace Suites by Marriott® (Marriott) brands. Reservations and loyalty programs that you complete on a brand’s website, app, or central reservations line are governed by that brand’s own privacy policy, not this Policy.
Please read this Policy carefully. By using the Services, you acknowledge the practices described here. If we make material changes, we will provide notice as described in Section 15. If you do not agree with this Policy, please do not use the Services.
This Policy covers personal information processed by United Brothers and the UB Hospitality Group operating entities identified above in connection with the Services. Where an operating entity is the business responsible for a given hotel’s guest data, that entity acts as the controller/business for the information collected at or for that property, and United Brothers and its affiliates may process that information as part of shared management, sales, and communications operations.
This Policy does not cover: (a) information you provide directly to Choice Hotels, Hilton, or their reservation or loyalty systems; or (b) information collected by independent third parties through their own websites or services.
We collect information you choose to provide, for example when you fill out a form on the Site, join our email list, call or text one of our hotel sales lines, or otherwise communicate with us. This may include your name, email address, telephone number, mailing address, company or organization name, and the contents of your messages and requests.
For group and business-travel inquiries, we also collect the details needed to prepare a quote or proposal, such as group size, the number and type of rooms requested, arrival and departure dates, the purpose of travel, and budget or target-rate information you choose to share.
When you call or text one of our hotel sales lines, your interaction may be handled by our automated AI voice and messaging assistant (see Section 4). In connection with those interactions we may collect: the telephone number you call from; the information you provide to the assistant; audio recordings and written transcripts of calls; and the content of SMS/text messages and email follow-ups. We do not request, and you should not provide, payment card numbers or other sensitive financial information to the assistant.
When you visit the Site, we and our service providers automatically collect certain information through cookies, web beacons/pixels, and similar technologies (see Section 6). This may include your IP address, device and browser type, pages viewed, links clicked, referring URLs, the dates and times of your visits, and approximate location derived from your IP address.
The following table maps the information above to the statutory categories used in the California Consumer Privacy Act, as amended (the “CCPA”; Cal. Civ. Code § 1798.100 et seq.). We provide it for transparency; it does not expand the information we actually collect.

We use the information we collect to:
We do not use the contents of your calls or messages, or the personal information we collect, to make decisions that produce legal or similarly significant effects about you. The AI assistant qualifies and records leads; pricing, availability, and booking decisions are made by our staff.
Some calls to, and text messages with, our hotel sales lines are handled by an automated artificial-intelligence voice and messaging assistant (the “AI Assistant”) that we provide through our communications vendor, Nextiva, Inc. and its “XBert” AI receptionist service. The AI Assistant can greet callers, answer common questions (such as hours, amenities, parking, and pet and breakfast policies), collect and qualify group and business-travel leads, send SMS and email follow-ups, route urgent calls to a person, and take callback messages.
The AI Assistant identifies itself as a virtual assistant at the start of each interaction (for example, “…my name is Sophia, your virtual sales assistant.”). You may ask to speak with a live person at any time, and for urgent or on-property matters your call will be routed to the relevant hotel’s front desk or leadership.
Some calls and messages handled by the AI Assistant may be recorded and/or transcribed, and those recordings, transcripts, and related lead and message records are stored within our vendor’s secure platform and applications. We use this information to operate the assistant, capture and follow up on leads, train and supervise our staff and the assistant’s configuration, maintain records, and for quality, security, and legal purposes.
Notice and consent. Nevada law generally requires the consent of all parties to record a telephone conversation. Before any recording begins, we provide a clear spoken notice that the call may be recorded, and continuing with the call indicates your consent. If you do not wish to be recorded, you may decline and ask to speak with a person or to be contacted by another method.
The AI Assistant is not used to collect payment card numbers, full financial-account details, or other sensitive payment information. If a transaction requires payment, you will be transferred to a live person or directed to a secure method.
We engage our communications vendor as a service provider/processor that processes call, text, and lead information only to provide the Services to us. Under our agreement with the vendor, it does not sell or share this information, does not use it for its own independent purposes, and does not use your conversations or content to train its own or any third party’s artificial-intelligence models.
If you text one of our hotel sales lines or opt in to receive text messages from us, you agree to receive recurring messages related to your inquiry and, where you have consented, follow-up or promotional messages. Message frequency varies based on your interactions. Message and data rates may apply. You can reply STOP to opt out at any time and HELP for help. Carriers are not liable for delayed or undelivered messages.
Your mobile opt-in and consent are not shared. We do not share mobile information, text-messaging originator opt-in data, or consent with any third parties or affiliates for their marketing or promotional purposes. This category of information is excluded from any sharing described in this Policy.
Our SMS practices are also subject to the Telephone Consumer Protection Act (TCPA, 47 U.S.C. § 227) and its implementing rules.
The Site uses cookies and similar technologies (such as web beacons and pixels) to operate the Site, remember your preferences, understand usage, and measure performance. We use both session cookies (which expire when you close your browser) and persistent cookies (which remain until they expire or you delete them).
We use Google Ads to advertise our hotels. To do this, Google advertising tags on the Site collect online identifiers and information about your activity on the Site. Because that information is made available to Google for advertising, it may be treated as a “sale” or “sharing” of personal information, or as “targeted advertising,” under U.S. state privacy laws; your opt-out choices are described in Section 8. We do not use any other third-party advertising networks on the Site.
You can control cookies through your browser settings and, in many cases, opt out of specific analytics or advertising tools through the provider’s own controls. Disabling cookies may affect how the Site functions. We honor browser-based opt-out preference signals, such as Global Privacy Control (GPC), where required by law. Because there is no common standard, we otherwise do not respond to “Do Not Track” signals.
We do not sell your personal information for money. Subject to Section 8 (which addresses “sale,” “sharing,” and targeted advertising as defined by state law), we share personal information only as described below:
We may share aggregated or de-identified information that cannot reasonably be used to identify you. We maintain such information only in de-identified form and do not attempt to re-identify it, except as permitted by law.
U.S. state privacy laws define “sale” and “share” (and “targeted advertising”) broadly, and some uses of advertising cookies can qualify even when no money changes hands.
Through the Google Ads tags described in Section 6, we make online identifiers and information about your activity on the Site available to Google in order to advertise our hotels. We treat this as a “sale” or “sharing” of personal information and as “targeted advertising” under applicable state laws. The categories involved are identifiers/online identifiers and internet or other electronic network activity (see Section 2.4), and the recipient is our advertising provider, Google. We do not exchange your personal information for money, and we do not otherwise sell your personal information.
You can opt out of this advertising-related sale/sharing and targeted advertising by:
We do not sell or share the personal information of consumers we know to be under 16 without the required affirmative consent, and mobile opt-in and SMS consent data is never shared (see Section 5).
We retain personal information for as long as necessary to fulfill the purposes described in this Policy, unless a longer period is required or permitted by law (for example, to comply with tax, accounting, or legal-hold obligations, to resolve disputes, and to enforce our agreements). When information is no longer needed, we delete or de-identify it.
Specific retention points:
We maintain reasonable administrative, technical, and physical safeguards designed to protect personal information against loss and unauthorized access, use, or disclosure, in storage and in transit. Information collected through the Services is processed and stored in the United States. Our communications and AI-assistant vendor maintains enterprise security controls for its platform, which its public materials describe as including SOC 2, HIPAA, and PCI DSS–aligned practices and encryption.
No method of transmission or storage is completely secure, and we cannot guarantee absolute security. You should use discretion in deciding what information to send to us, particularly over the internet or by text message.
If you are a California resident, you have the right to: know and access the personal information we have collected, used, disclosed, and (if applicable) sold or shared; delete personal information, subject to exceptions; correct inaccurate personal information; opt out of any “sale” or “sharing” of personal information and of targeted/cross-context behavioral advertising; limit the use of sensitive personal information (to the extent we use it for non-exempt purposes); and not receive discriminatory treatment for exercising your rights. You may use an authorized agent to submit requests.
Depending on your state of residence, you may have similar rights to access, correct, delete, and obtain a portable copy of your personal information, and to opt out of targeted advertising, the sale of personal information, and certain profiling. These rights are provided under comprehensive state privacy laws including those of Colorado, Connecticut, Virginia, Utah, Texas, Oregon, and Montana, among others.
Where required, you also have the right to appeal a denial of your request. We will tell you how to appeal in our response.
Nevada residents have the right to direct us not to make any “sale” of certain covered personal information, as defined under Nevada law. We do not currently sell covered information as defined by that law; you may submit a verified request to the contact in Section 16.
To exercise any right above, submit a request by completing the contact form on our website or by emailing us at [email protected] (see Section 16). We will verify your request by reasonable means (which may require confirming information we already hold) and will respond within the timeframes required by applicable law. You may use an authorized agent to submit a request. We will not discriminate against you for exercising your rights.
The Services are intended for adults and are not directed to children. We do not knowingly collect personal information from children under 13 (or, where applicable, under 16) without required parental or other consent. If you believe a child has provided personal information to us, please contact us and we will take appropriate steps to delete it. This Policy is consistent with the Children’s Online Privacy Protection Act (COPPA, 15 U.S.C. § 6501 et seq.).
The Site and the Services may contain links to, or interoperate with, websites and services we do not control, including the Choice and Hilton brand sites. We are not responsible for the privacy practices of those third parties. We encourage you to review their privacy policies.
The Services are intended for individuals located in the United States, and information we collect is processed and stored in the United States. We do not direct the Services to individuals in the European Union, United Kingdom, or other jurisdictions outside the United States. If you access the Services from outside the United States, you do so at your own risk and are responsible for complying with applicable local laws.
We may update this Policy from time to time. When we do, we will revise the “Last updated” date above. If we make material changes, we will provide additional notice as required by law (for example, by posting a prominent notice on the Site or, where appropriate, contacting you). Your continued use of the Services after an update takes effect indicates your acknowledgment of the updated Policy, except where we are required to obtain your consent.
